2009 Is Over.....Bring on 2010!

2009 is over, and for most, that is welcome. This is especially true for most people involved in real estate, finance, and management.
Creekside Commercial is now the lone office of Chris Waddle, but this hasn't changed much regarding volume.
With a little over $7Million in volume for 2009, largely from a couple of key transactions such as the 2nd sale of the former Petco building to Wheatland Bank, and the acquisition of the Hawkes Building in downtown Yakima, Creekside Commercial faired pretty well.
I look forward to continued success in 2010!
Subway Deal is Finally Complete!

Subway and the Landlord have finally inked their deal for a 5-year lease on the hard-corner of 2nd Street and Yakima Ave in the former Hawkes Building. The current Tenant, State Farm, will vacate at the end of October 2009, with work to begin on the Subway space immediately. Chris G. Waddle represented both the Landlord and the Tenant.
48-Unit HUD Multi-Family Closes

Chris G. Waddle of Creekside Commercial represented the Buyer of of a 48-unit HUD project-based apartment complex in Sunnyside, WA. The transaction closed October 23rd for $1,250,000 with Waddle representing the Buyer and CBRE representing the Seller. The Client has now purchased 108-units with Creekside Commercial as its representation, in the past 15-months.
Creekside Represents Dollar Tree in New West Yakima Store

Chris G. Waddle of Creekside Commercial represented Dollar Tree as the Tenant in a new ground-up location next to Rosaurs in West Yakima at 72nd and Tieton. The LL will build 10,000 sf for Dollar Tree, which is now under construction and scheduled to open in March 2010. Creekside represented the Tenant in this seven-figure, 10-year lease.

Waddle recently put The Nature Conservancy into an 1,100 sf space in the Liberty Building, in addition to The Armed Forces, The Shoval Group, and Waddle Like A Duck, Inc., to round out the leasing of the Liberty Building in downtown Yakima on 3rd Street and A. With these four new leases, all represented by Waddle, the Liberty Building is now 100% occupied!
Taco Bell Franchisee Begins Development of New Store in Selah

CLC, a franchisee of Taco Bell out of Missoula, MT, has begun development of their latest store in Selah, WA. The pad site was sold to them early last year by Chris G. Waddle for $8.00 PSF, and is located on Wenas in front of the main grocer in Selah. Other additions to the area are a new hotel, Banner Bank, a Credit Union, AutoZone, Helm's Hardware, and Les Schwab.
Delineation of Westfair Plaza Complete/Disposition Final

Chris G. Waddle has completed the delineation of the Noel Leasehold/Warehouse and coffee kiosk from the Westfair Plaza Shopping Center via a short plat exemption and boundary line adjustment. This has allowed for the disposition of the South Parcel to include both the 14,000 SF of warehouse space, over 30,000 SF of South First Street Property, and a small coffee kiosk. The property was sold for $420,000 to DCH Group who plans to remodel the building for an undisclosed use. The remaining parcel, owned by Westfair, LLC, will be re-marketed both for lease and for sale as a retail shopping center with great upside. Waddle represented both parties in the transaction.

Waddle Closes Historic Hawkes & Sons Building in Downtown

Chris G. Waddle facilitated the purchase of the Hawkes & Sons Building at 123 East Yakima Ave, with the closing occuring April 30th, 2009. Waddle represented both sides, with a purchase price of $555,000. The historic, very attractive building is currently occupied by a State Farm Insurance Agent, but will soon be home to a restaurant as well as multiple office tenants upstairs. Waddle will also serve as the project manager, property manager, and leasing agent for the property going forward.

Chris G. Waddle has assisted Eastwood Apartments, LLC, a vesting entity for Greater Columbia Basin Properties, LLC, in acquiring the Eastwood Apartments in downtown Yakima. The small, 8-unit complex closed on February 27th for $235,000 with Waddle representing both the Buyer and the Seller. This is the latest in a string of acquisitions Waddle has assisted GCBP in acquiring.

After a long feasibility study, countless deliberations, and a long-period of putting the Park Square project on ice, the building located at 2nd Street and Yakima Avenue has sold to its first Tenant, Wheatland Bank of Spokane, WA. The property sold on January 27th, 2009 for $1,930,000.00, with Chris G. Waddle representing the Seller, and Kihmle & Hagood, representing the Buyer out of Spokane. The building is just over 10,000 SF, and was remodeled last year after Waddle put together the project for his Client out of Woodinville, WA. Waddle sold the building to his Client in September of 2007, making this the 2nd time the building has been sold by Waddle in under two-years.

Chris G. Waddle of Creekside Commercial has recently closed a couple of apartment complexes, adding to a recent late December 2008 7-unit complex purchased by the Buyer. Greater Columbia Basin Properties purchased both a 4-unit, a great buy at $120,000, and a 16-unit apartment complex for $320,700. Creekside Commercial represented only the buyer in each of theses transactions.

Creekside Commercial had a stellar 2008, and finished it up with a few closings! Ben Lombard facilitated two ground-leases for Autozone. The first one, as part of Washington Plaza in Richland, owned by Wallace Properties, with a lease value of approx. $900,000. The second, located in Selah, WA, with a lease value of approx. $420,000. Good job Ben!
Overall, it looks like Creekside Commercial will finish up the year with approximately $13,000,000 in transactions! Not a bad year, considering the climate we are in.
Union Gap CORRAL WEST Closing Store/Filing BK

Boot Barn, a subsidiary of Marwit Capital Partners II, acquired 14 stores in Wyoming and Nevada and intellectual property rights from BTWW Retail. BTWW, which had operated a network of 78 stores under the names Boot Town, Corral West, Western Warehouse, Sergeant’s, Job Site and Work Wear Depot, began liquidating assets last month following a Chapter 11 filing. Newport Beach, Calif.–based Boot Barn now operates 81 stores in five states.
Fed Expected to Cut Interest Rate to Almost Zero

The Federal Reserve is expected to take the benchmark federal funds rate down to 0.5% at its meeting Tuesday, marking the lowest figure for the bellwether rate since the central bank began keeping records in 1954. On December 10th, 2008, Chris G. Waddle of Creekside Commercial facilitated the closing of a 7-unit apartment complex at the corner of 4th Avenue and Spruce in downtown Yakima. The complex is a mix of (6) one-bedrooms, and (1) two-bedroom, and sold for $216,000 with Creekside representing both sides of the transaction. The buyer, Greater Columbia Basin Properties, is a local holdings company.

In addition, Sonic, Tony's Steakhouse, 2nd Street Bistro, Gilbert Cellars, and Toyota have all recently opened with a new 120+ room Holiday Inn under construction in downtown.
Retailers See Encouraging Black Friday Numbers

In what may be the most encouraging bit of news retailers and shopping center operators have heard in months, there were more Black Friday shoppers this year than last year, and retail sales and expenditures were up too.
According to the National Retail Federation’s Black Friday Weekend survey, which includes spending data for Thursday, Friday and Saturday and estimates for Sunday, about 172 million shoppers visited stores and Web sites over the weekend, versus 147 million last year, when the economy was still humming. On average, shoppers spent $372.57 per person over the weekend, up 7.2 percent from last year’s average of $347.55. BIGresearch, which conducted the survey of 3,370 shoppers, estimates that total spending during the weekend reached $41 billion.

Surgimark, a manufacturer of disposable surgical instruments, will take possession of a former attorney space at Creekside Business Park. A lease has been signed, and the tenant is awaiting improvements to the space. Creekside Commercial represented both the Landlord and the Tenant throughout lease facilitation.

Panda Express will open soon on South First Street in Yakima, WA, just to the North of Home Depot, but the future of the remaining property is now un-clear.
The owner, a Golden Corral franchisee out of Salt Lake City, UT, has decided not to build the Golden Corral Buffet Restaurant, the intended reason for purchasing the property. The owner cites broad economic issues, and his intent to focus on his current restaurant operations (Applebee's, Famous Dave's, and Hooter's)

Maison Family Chiropractic has begun its operations at Creekside Business Park in the former space occupied by Doctor Cardon. This lease was brought to Ted Marquis, Jr. and Chris G. Waddle by Jerry Heyen and Kimberly Turnquist, formerly of Prudential and now with Creekside Realty.

Wheatland Bank became the first tenant to occupy Park Square on Yakima Avenue when their doors opened for business today. The Spokane based regional bank occupies 2100 SF of space on the Southeast corner of the building.
Also, Jewelry by Craig has signed a Letter of Intent for 1,000 SF to the North of the bank. Craig Pulliam hopes to open by the end of May.
